The property is located on a small hill, jast 20 min. by car from the sea, caressed by the Carsia river, immersed in the typical Maremma countryside, surrounded by farmyard animals and splendid cows that graze nearby.

Extra fee for climatizazion (hot/cold): Energy costs are included in the price except for the use of the climatization (hot/cold) which has a cost of 0.6 euro/kwh, monitored by a dedicated meter .
Extra fee for tourist tax: to be paid in cash at check out time is 2.00 euros/day per person.
The tax applies up to a maximum of 10 consecutive nights in the period from 1 April to 31 October of each year.
Minors under the age of 16 are exempt from paying the tourist tax.
